Abstract:
A subset of the Wyandotte County, Kansas real estate parcel polygon feature dataset in ESRI GIS format in Kansas North State Plane NAD83 coordinates, units feet, suitable for use at 1:1200 map scale or smaller. The subset includes all parcels identified as vacant parcels having no improvement value. The appraised improvement value is determined by the Wyandotte County Appraiser. Improvements can include features such as houses, garages, barns, athletic facilities, and parking lots. Vacant parcels should not include any of these features within their boundaries.
This layer includes all vacant property in Wyandotte County, including the cities of Kansas City Kansas, Bonner Springs, Edwardsville, and that portion of City of Lake Quivira in Wyandotte Co.
Attributes include the county parcel number (PARCEL and PARCEL_NBR) and Acres (ACRE). Multifarious property and ownership information in separate county taxroll and CAMA databases have been joined to the county parcel number for more complete attribution.
Line features represent ownership boundaries per source materials (deed, plat, legal description, etc.) and are approximations of true ownership lines. Not included in this dataset are plat lot and block # designations, subdivision boundaries across ROW, ROW polys, easements, multi-story condominium property boundaries, or lot dimensions. |

Supports the Unified Government's Enterprise GIS (E-GIS) system as base cadastral layer. It is used to query and display spatial ownership parcels for general reference. It is used to quickly display all vacant parcels in a GIS and related output. It is used by the County Appraiser to aid in property tax assessment duties. This dataset is not a substitute for land ownership and interest descriptions found in individual property deeds. This GIS dataset is NOT survey accurate and should not be used for determining actual legal land boundaries on the ground.
Entire county parcel count is over 70,000 not including parcels that are not currently being mapped. The subset of vacant parcels is much smaller. Parcel maintenance is continuous, with updates published to shapefile several times a year. Unified Government's GeoSpatial Services (GSS) is also custodian/distributor of many other digital spatial reference layer datasets covering Wyandotte County, Kansas. GeoSpatial Services Division (GSS) of Department of Technical Services of the Unifed Government of Wyandotte County/Kansas City, Kansas.
Parcel number (PARCEL and PARCEL_NBR) attribution is considered accurate and complete based on internal reviews, checks, update procedures, and frequent use of dataset. Rare misassignments of parcel numbers through typos, edit errors, or mapping mistakes may occur, they are usually corrected through internal QA such as review checks against taxroll and CAMA databases. Acres field is automatically calculated using GIS area (square feet) as basis. GIS dataset acres may not always accurately reflect deeded acreage, and may be subject to land research interpretation and mapping errors.
Topologically correct polygon geometry. Each parcel has unique parcel number (PARCEL, PARCEL_NBR), with no duplication.
Complete, seamless coverage of entire county
No numeric positional accuracy (+/- units) claim is given for this dataset. Parcel boundaries are considered close approximations of actual ownership lines, and should conform closely to occupation lines such as fences and walls. However, parcels were drawn from deed, plat, survey, etc. without a geodetic control network as a framework. So line coordinates as drawn and depicted may vary from survey-accurate depictions. Different planimetric/topographic base map editions over many years and with different survey control methodologies have introduced some alignment issues with some map features such as structures with respect to parcel lines (there are cases where parcel lines incorrectly cut across building footprints-- as visible on newer digital maps or orthophotography). Newer plats and parcel changes made with survey-accurate information are placed into existing parcel configuration on a 'best-fit' basis-- with newer survey-reliant data generally given precendence for placement considerations. Also, some parcels may have been drawn incorrectly in the first place through mistakes in research or in mapping. In summary, this parcel dataset is as accurate as is possible with above limitations in mind. It is not survey accurate but is useful for reference.

Aerial orthophotography provides ground conditions to compare and review parcels
Land records from County Clerk, Register of Deeds, and other offices are processed in GeoSpatial Services Division into parcel mapping records with boundary change instructions noted. Updates to mylar base maps and GIS tax parcel dataset follow accordingly, in coordination with respective updates to taxroll and CAMA computer databases.
Mylar planimetric/topographic tax parcel maps are updated continually. Land records research determines how parcel changes are drawn. Draftsman lays out boundaries and parcel number labels in ink accordingly.
GIS parcel dataset is updated continually to reflect ownership changes using heads-up digitizing in Arc/Info software.
